Professional commercial building inspections for San Luis Obispo real estate investors and the local business community.
A pre-acquisition inspection is a crucial component of a smart commercial property acquisition strategy. It’s critical to understand how the building, and its condition, can affect your bottom line.
At Murphree Building Inspections, we recognize you are a businessmen or women first. For you, purchasing an investment or commercial property isn’t personal. Instead the transaction is about the continuity and stability of your business or real estate portfolio.
A commercial inspection is about performing the necessary & appropriate due diligence on the investment property.
Inspections are performed by full-time home inspector Johnny Murphree, who is a Certified Inspector with both the American Society of Home Inspector (ASHI) and California Real Estate Inspection Association (CREIA). You can welcome to learn even more about Mr. Murphree here.
Commercial Properties That We Inspect
We inspect all classifications of commercial office space, industrial warehouses, retail centers, and multi-family dwellings in San Luis Obispo County.
What The Inspection Includes
The objective of a commercial inspection is to provide clear and effective written communication which describes areas of the property that require attention, repair, or maintenance.
The intent is to enhance the client’s knowledge about the commercial property being inspected, allowing the client to use information in their business decision on buying, selling, maintaining or improving the property.
A commercial inspection includes, at a minimum, an assessment of the following areas:
- Foundation, Basement, and Sub Areas
- Property Exterior and Grounds
- Decks, Porches, Patios, & Balconies
- Roof
- Electrical Systems
- Heating and Air Conditioning Systems
- Attic Areas and Roof Framing
- Insulation and Ventilation
- Plumbing
Interior Walls, Ceilings, & Floors
- Doors and Windows
- Parking Areas
You are invited to join us during the inspection, but it is not required.
All inspections, including commercial property inspections, performed by Murphree Building Inspections are always kept confidential.
Our commercial property inspections are intended to be generalized and well-rounded. For instance, we are not an architectural or engineering service. Additionally, an inspection is not a warranty. Thus, you may wish to augment our inspection with specialty consultants who have expertise in certain areas. The decision to hire specialty consultants will, of course, rely on budget and time constraints, as well as your risk-tolerance.
Inspection Report
After the physical inspection, we communicate our professional opinion and finding in a written digital report. Within the report we provide clear descriptions and photographic evidence, to effectively communicate what was discovered during the inspection.
A detailed inspection report allows you to enter transaction negotiations with documentation and evidence about the condition of the building.
